About the project

Our client wanted to create new affordable spaces around SouthPark. The Madrid and Park View are each multi-story buildings with basements. These rehabilitations of existing buildings include roofing, gutters, tapered insulation, windows, and exterior doors in addition to the removal of existing steel fire escapes, two new stairs and a light well. The project requires new mechanical, fire alarm, and photovoltaic systems and interior finishes throughout, including unit radiant heaters, kitchen cabinets, countertops, bath fixtures, and paint.

The Gran Oriente is a gut rehabilitation of an existing historic building, including the installation of a new foundation, framing throughout, seismic retrofit to current code with new structural steel, and all new plumbing, electrical and mechanical services. Interior and exterior finishes are new throughout, except at the historic front façade, which will be refurbished and preserved.
