Build in the 1960’s, this affordable senior housing center was among a complete rehabilitation of a group of five buildings located in Oakland and Berkeley, financed by tax credit. We were one of two partners in a joint venture (Rehabilitation Housing Group) that managed the $23 million program, and completed three of the five structures.
The community room was expanded and the entire building had a decorative makeover, inside and out. The scope of work included seismic upgrading to a PML of less than 20, as well as upgrading of ventilation, plumbing, and electrical systems. We installed new windows, remodeled lobbies, effected elevator upgrades, and added exterior waterproofing. This 42-unit building was occupied during all of the construction. The financing required completion during a fixed period, and the multiple-site management created challenges for the entire architectural and construction team.
