This 20 unit affordable housing complex nestled in the heart of downtown Oakland needed a little modernization.  During this occupied renovation our client requested that we replace the existing roof  with new flashing, gutters and downspouts while we replaced the roof top mechanical units.  A good portion of the work was accomplished with our Design Build partners who handled the modifications to the MEP, Fire Alarm and Fire Sprinklers.

We received good guidance from IDA Structural Engineers as we waterproofed areas of concern and added balcony coatings at each of the 20 units.  The interiors were refreshed to include new front doors, heavy duty fixed vane grills, new Co2 sensors, signage, ADA compliant Viking intercom systems and painting throughout  with repair of thermostats.  The common front entry was modified to accept new storefronts which provided more natural light and easier ADA access.
