About the project

This project located in the Tenderloin District consist of the renovation of an 8 story concrete structure (type I-A partially sprinklered) built in 1985. There are 26 studios and 74 one-bedroom units (10 of which will have full ADA accessibility). All the existing aluminum windows, above ground floor were replaced with “in kind” new thermal broken, energy efficient retrofit windows with dual panes. The building exterior has been painted with a colorful new scheme. Minor repairs to caulking/sealant joints and flashing have been provided as part of the exterior re-paint.

On the units floors, the elevator lobbies and corridors have been provided with new finishes, lighting and dropped ceilings. Work on the ground floor is limited to the common area kitchen, office space and trash room. The exterior courtyard was also renovated and the parking lot was restriped to be ADA compliant and to include one (1) van accessible stall. The minimum requirements for landscaping, roofs, exterior doors, appliances, window coverings, water heater, low VOC paint and stain were met per TCAC funding. The project will exceed Title 24 Energy Efficiency Standards.
