About the project

This project consisted of three buildings within a five building package. BBI Construction joined with D&H Construction to form Rehabilitation Housing Group so that this $25 million project could be planned and built within the tax credit allowed period. Preconstruction began in 2011 with construction complete on the last building in August of 2013. Full pricing, planning and value engineering was part of the service provided by the contractor.

Initial costing was broken down into functional scopes for the Owner in order to weigh cost and value when it became time to trim the scope to meet the budget. All five buildings were repaired concurrently with staggered start and finish dates. The same project management team worked on all building from pre-con to finish. Each building had its own superintendent and site crew. All buildings were occupied during construction.

In general the work included: hazmat removal, seismic upgrading, energy efficient upgrades to heating systems, the addition of insulated glazing, high efficiency lighting, new cool roofing and exterior waterproofing to all buildings. Some buildings had community room upgrades and other common area modifications.
