A new exterior envelope provided improved energy performance and an updated contemporary look.  The patio fencing was replaced with more transparent horizontal boards, which in turn gives tenants additional light into the units and a better visual connection to the interior courtyard and common outdoor areas.  A new roof and gabled end vents were added to facilitate attic ventilation.

For enhanced sun control new awnings and sunshades were added from perforated aluminum panels.  By replacing most of the lawn areas with native, drought tolerant planting, the new landscaping significantly reduced water usage for irrigation.  Outdoor seating, new barbeques, play structures and bicycle storage were added for the resident’s convenience.
